Getting Started

What if I manage multiple properties?2026-05-26T12:56:18+00:00

We handle multi-property portfolios regularly. Each property gets its own customized plan, signage package, and permit system, but you work with one team and get consolidated reporting. It’s simpler than managing separate vendors for each location.

Do I have to sign a long-term contract?2026-05-26T12:55:58+00:00

No long-term commitment is required to get started. We believe the results speak for themselves, and we’d rather earn your continued partnership than lock you into one.

How long does it take to get set up?2026-05-26T12:55:31+00:00

Most properties are fully up and running within a week. That includes the on-site walkthrough, signage installation, permit portal setup, and your written enforcement protocol. We move quickly because the problem doesn’t wait.

Is there any cost to the property owner or manager?2026-05-26T12:55:02+00:00

None. All towing and storage fees are paid directly by the vehicle owner who violated the policy. You get professional enforcement, compliant signage, documented procedures, and a permit system — at zero cost to your operating budget.

How do I know if I actually need a parking management service?2026-05-26T12:54:33+00:00

If unauthorized vehicles are showing up regularly, residents or tenants are complaining about parking, you’re spending your own time policing the lot, or you’ve never had your signage reviewed for legal compliance — you need a parking management service. The short answer: if parking has ever been a topic of conversation on your property, it’s already a problem worth solving.

The bottom line on cost:

Violators pay — not you. Professional parking management, compliant signage, documented enforcement, and a permit portal. Zero cost to your budget.

How Enforcement Works

What happens to vehicles after they’re towed?2026-05-26T13:00:07+00:00

Towed vehicles are stored at one of our licensed, insured Vehicle Storage Facilities (VSFs) in the DFW area. Vehicle owners are notified and can recover their vehicle by paying the applicable towing and storage fees directly to the VSF. Texas law governs the entire process.

How fast will you respond when I call for a tow?2026-05-26T12:58:55+00:00

Our DFW-based operators respond quickly. We’re not a national call center routing you to whoever’s available in a three-county radius. When you call, you’re reaching a local team that knows your property and prioritizes your response.

Will my residents or tenants feel harassed by aggressive enforcement?2026-05-26T12:58:23+00:00

Our approach is the opposite of aggressive. We don’t accept drop fees, meaning if a vehicle owner approaches one of our operators mid-tow, we unhook and walk away. Our goal is to remove problem vehicles — not to create conflict or score quick fees. Properties that are consistently well-enforced actually see fewer confrontations over time because expectations become clear.

What if a tenant or customer calls me angry about their car being towed?2026-05-26T12:57:32+00:00

That call goes to us, not you. We handle vehicle owner disputes directly and professionally. You don’t get pulled into the middle of confrontations, and our operators are trained in de-escalation specifically because we know those conversations can get heated.

Who actually authorizes a tow — me or you?2026-05-26T12:56:56+00:00

You set the policy; we enforce it. You determine the rules for your property — which spaces are reserved, what hours restrictions apply, what violations warrant removal — and we execute within that framework. No vehicle is removed without proper authorization procedures being followed.

Legal & Compliance

Can we legally tow someone immediately, or do we have to warn them first?2026-05-26T13:02:56+00:00

It depends on the violation. Vehicles parked in fire lanes, blocking access, or in clearly marked tow-away zones can generally be removed immediately once proper signage is in place. For spaces with permit requirements, the protocol may involve a warning step first. We’ll design your enforcement procedures around what’s legally appropriate for each type of violation on your property.

What about ADA parking compliance? Is that something you address?2026-05-26T13:01:57+00:00

We identify ADA-related concerns during the compliance walkthrough and flag anything that appears out of compliance. Federal ADA requirements for accessible parking spaces, signage, and markings are separate from Texas towing law, but they affect your liability exposure just as much. We’ll point out what we see, and we can connect you with resources to get it corrected.

My property has some older signs that have been up for years. Are those good enough?2026-05-26T13:01:31+00:00

Probably not, and this is one of the most common issues we find on first walkthroughs. Texas law has specific requirements for sign dimensions, content, font size, colors, and required phone numbers. Signs that were put up five or ten years ago — even by a previous towing company — frequently don’t meet current standards. A free compliance walkthrough will tell you exactly where you stand.

What if a tow gets disputed or challenged legally?2026-05-26T13:01:09+00:00

Every tow we authorize is documented — the authorization, the signage in place, the time and date, the condition of the vehicle. That paper trail is your legal protection. Disputes without documentation are your problem; disputes with documentation are manageable. We make sure you always have the documentation.

What are my legal responsibilities as a property owner when it comes to towing?2026-05-26T13:00:30+00:00

Under Texas Occupations Code § 2308, you’re required to have properly posted signage before any tow can legally occur. Signs must meet specific requirements for size, language, color, and placement. You also need documented authorization procedures on file. Without these, a tow can be disputed and reversed — and you could face liability. This is exactly what our signage and enforcement protocol package is designed to cover.

Don't wait for a dispute to find out where you stand.

Most compliance problems we find could have been fixed in a week — but they surface as legal headaches years later. A free walkthrough changes that.

The Permit System

What if a resident forgets to register a new vehicle?2026-05-26T13:05:54+00:00

The portal makes it easy to add or update vehicles quickly. Residents can manage their own registrations, and your property management team has admin access to assist. It’s designed to reduce friction, not create it.

What about visitors and guests? Will their cars get towed?2026-05-26T13:04:17+00:00

Residents can register guest vehicles through the same portal — either in advance or on the day of the visit. As long as a guest vehicle is registered, it’s protected. This also gives you a record of visitor activity on the property, which some managers find useful.

How does the permit system work for residents or tenants?2026-05-26T13:03:43+00:00

Residents and tenants register their vehicles through a simple online portal. Each registered vehicle receives a permit tied to their unit or lease. When our operators patrol the lot, they can immediately identify which vehicles belong and which don’t. It eliminates guesswork and dramatically reduces the chance of an authorized vehicle being towed by mistake.

Property Types

Does Texas Towaway handle abandoned vehicles?2026-05-26T13:08:22+00:00

Yes. Abandoned vehicles are a specific problem that requires a particular legal process in Texas. We can walk you through the proper notification and removal procedures to ensure everything is handled correctly and documented.

We’ve tried a towing company before and it created more problems than it solved. Why would this be different?2026-05-26T13:07:57+00:00

That’s a fair concern and we hear it often. Most bad experiences come from towing companies that operate reactively — they show up, hook up, and leave, with no regard for documentation, resident relationships, or legal compliance. Our model is built around prevention and process: compliant signage that deters violations before they happen, a permit system that removes ambiguity, documented authorization that protects you legally, and operators trained in de-escalation rather than confrontation. The goal is an orderly lot — not a high tow count.

We’re a small HOA with a limited budget. Can we still work with you?2026-05-26T13:06:59+00:00

Yes, and the no-cost structure matters here. There’s no fee passed to the HOA or its members for our service. HOA boards often find that professional enforcement actually reduces costs by eliminating the volunteer time and board conflict that come with trying to self-manage parking violations.

My property is a retail center, not an apartment complex. Do you work with commercial properties?2026-05-26T13:06:25+00:00

Absolutely. Retail centers, office parks, mixed-use developments, and standalone commercial properties are some of the properties where unmanaged parking causes the most direct revenue damage — customers who can’t park don’t shop. The enforcement approach is customized to the specific dynamics of your property type.

Ongoing Partnership

What if my needs change — I add a new property, update my parking rules, or change which spaces are reserved?2026-05-26T13:10:22+00:00

Call us. Changes to your parking policy get updated in the system, new signage is installed where needed, and residents are notified through the portal. Flexibility is part of what makes a long-term partnership work, and we’d rather adapt quickly than have you dealing with a policy that doesn’t fit your property anymore.

How will I know if the program is actually working?2026-05-26T13:09:42+00:00

The most obvious sign is that complaints stop. But the monthly report gives you the data to see it clearly — enforcement activity, trends, and any recurring issues at specific times or locations on your property. If something isn’t working, we adjust the plan. It’s an active partnership, not a set-it-and-forget-it vendor relationship.

Once we’re set up, what does the ongoing relationship look like?2026-05-26T13:09:11+00:00

Largely hands-off for you. We patrol, enforce, and document. You receive a monthly report detailing enforcement activity — vehicles removed, notices issued, issues flagged. If something unusual comes up, we reach out. Otherwise, your lot runs itself.
